Today's "Manufactured Homes" are constructed in a controlled factory environment under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). Manufactured homes are transported to the home site and installed on six-inch-thick pads made from reinforced concrete. Each home is then blocked and leveled, and the wheels are removed. These new energy efficient homes are low maintenance and affordable. That means living in a manufactured home allows you to have more time and more money to do the fun things in life.

What is a “Manufactured” (HUD) Home?

The HUD code is the only federally-regulated national building code and applies to all homes built after June 15, 1976. Note: the HUD Code is the nation’s minimum building standard.
What is a “Factory Manufactured” (aka Modular) Home?
A “Modular Home” is built on a frame in a manufacturing factory and is transportable in sections for delivery on a permanent foundation. Modular homes in New York have an Insignia of Approval from the state signifying conformance to design and construction requirements of the NYS Uniform Fire Prevention and Building Code. Generally speaking, the NYS Building Code is a higher standard than the HUD Code. Note: Evergreen Community is not allowed to have Modular homes installed on the property.
What is a “HUD-ular” Home?
As the name indicates, it is a Manufactured Home built to federal HUD standards with one or more Modular upgrades like; Full Sheetrock, Extra Insulation and/or Dormers, Corian Countertops, etc. Most of Evergreen Community’s homes fall into the “HUD-ular” category because of the significant upgrade packages included in each home. Are pets allowed?
Generally, dogs are not permitted in the community. For approved Tenants who already have a pet dog when the tenants move onto the park, a waiver application may be submitted upon request to bring their dog with them, and that dog cannot be replaced with any other dog(s).
Can I bring a home purchased somewhere else onto Evergreen Community?
No, because engineering design restrictions make it necessary for Evergreen Community to order each home customized to fit the site constraints for each Lot. All homes sold are brand new homes sold exclusively by Evergreen Community.
